What is the Los Tract?

The Los Tract is in west Buena Park, running off Crescent, in 90620. Its streets carry a Los prefix: Los Angeles, Los Ranchos, Los Santos, Los Alamos and Los Altos, plus a stretch of Crescent. It was built in 1955 and 1956, which puts it alongside the San Tract rather than after it.

It sits on the Cypress and La Palma line, at the western edge of the Buena Park city limit. The layout is horseshoe streets with almost no through traffic. The exception is Los Altos, which runs through the middle of the neighborhood connecting Lincoln Avenue and Crescent Avenue. That makes this the third west Buena Park neighborhood, after the San Tract and the General Tract, that local agents describe the same way: winding, not a grid.

Where the name comes from is not settled. Rancho Los Coyotes, the Mexican land grant that covered this ground before there was a city, is the obvious candidate, and its adobe headquarters stood on what is now the Los Coyotes Country Club golf course a few miles north. One MLS entry even reads The Rancho Los Coyotes. That is suggestive and nothing more. No recorded map has been found for this neighborhood, and no builder is confirmed.

What is certain is that it is small and it is quiet on the market. Nine homes have closed here in five years.

The houses

Closed Los Tract sales run a median 1,250 square feet, in three and four bedroom configurations, with no HOA fee on any sale in the record.

Like every 1950s neighborhood in this city, some have been added onto and some have not.

What Los Tract sells for

Over the trailing 24 months, five Los Tract homes closed in CRMLS at a median $927,000 and a median 1,250 square feet, $684 per square foot. Five sales is far too small to settle anything, so the number to work from is the five year record: nine closings at a median $865,000. Days on market are not published on this page, because with this few sales one slow listing moves the figure completely.

Austin Criss

Austin’s take: Los Tract

The Los Tract is the closest neighborhood to Kennedy High School, so you can literally walk to school, which is what you see during the school year.

The neighborhood style is horseshoe streets with little through traffic, except on Los Altos, which goes through the middle connecting Lincoln and Crescent. You are also literally bordering Cypress and La Palma, so you are right on the edge of the Buena Park city limit.

Schools

What schools serve Los Tract?

This neighborhood is the one place in Buena Park where the high school question has a published answer to start from. Kennedy High School, at 8281 Walker Street in La Palma, sits closer to the Los Tract than to any other Buena Park neighborhood. Anaheim Union publishes Kennedy’s attendance area in writing, which it does for no other campus serving this city, and the boundary it describes runs near this neighborhood. Proximity is not the same as assignment, so run the address through the Anaheim Union find-my-school tool. That is the only thing that settles it.

Six school districts serve addresses in Buena Park, two of them high school districts, and the boundaries run street by street rather than neighborhood by neighborhood. Never take a school assignment from a listing. Address lookups: Buena Park SD, Centralia, Cypress SD, Savanna, Anaheim Union High, Fullerton Joint Union High. The full school list with GreatSchools ratings is on the Buena Park guide.
