What is the La Tract?

The La Tract sits in the same west Buena Park pocket as the San Tract, off Valley View, in 90620. The easiest way to find it is the In-N-Out at Valley View Street and La Palma Avenue, 7926 Valley View. The neighborhood is directly behind it, between the General Tract and the San Tract. Its streets all carry a La prefix: La Carta, La Casa Way, La Corona, La Fiesta, La Mesa and La Mirada. It was built between 1955 and 1958, the same window as the San Tract and the Los Tract.

It is a smaller subdivision than its neighbors and the houses are similar to them. Raymond Temple Elementary, a Centralia Elementary School District campus at 7800 Holder Street, sits in the middle of it. That is where the campus is. Which school a given address is actually assigned to is a separate question, and the district locator is the only thing that answers it.

No recorded tract map has been found for it and no builder is confirmed. Whether it is the same builder as the San Tract one phase later is an open question. The agents who know the San Tract and the General Tract inside out tend not to know this one as well, which is part of why so little has ever been written about it.

What the record does show is a consistent house: mostly three bedrooms, mostly small, and priced almost identically to its bigger neighbors.

The houses

La Tract sales run a median 1,206 square feet, the smallest median of the six neighborhoods on the Buena Park guide. Most are three bedroom homes.

No La Tract sale in the record carried an HOA fee.

What La Tract sells for

Over the trailing 24 months, six La Tract homes closed in CRMLS at a median $895,000, a median 1,206 square feet, $741 per square foot, and a median nine days on market. That is the lowest median price and the highest price per square foot of the six neighborhoods on the guide at the same time, which is what happens when the houses are smaller but the ground is worth about the same. Over five years, 17 closings at a median $850,000.
