Brentwood, Buena Park CA
Buena Park has its own Brentwood, across Valley View from the Cypress one, and much of it sits inside the Cypress School District boundary.
Buena Park has its own Brentwood, off Valley View near Ball Road, directly across from the Cypress Brentwood and about the same size house. Built 1958 and 1959, originally around 1,200 square feet with many since added onto, no HOA, on streets like Carolina, Myra, Miranda, and Lorinda, with Larwin Park in the middle. The thing most buyers never find out: much of it sits inside the Cypress School District boundary, changing street by street around Holder. Entry level.
CRMLS closings, trailing 24 months as of September 2026, from a five year record of 1,972 Buena Park sales. Updated monthly. See the whole city on the Buena Park buyer’s guide.

What is Brentwood in Buena Park?
There are two Brentwoods on this side of the county and they sit across the street from each other. The Buena Park Brentwood is off Valley View near Ball Road, in 90620, directly across from the Cypress Brentwood. Its streets are Carlotta, Carolina, Cerritos, Christine, Florence, Lorinda, Miranda, and Myra. Larwin Park, 6150 Ball Road, sits in the middle of it with basketball courts, playgrounds, picnic areas and a lot of shade.
It was built in 1958 and 1959, which puts it a few years ahead of the Cypress Brentwood across the street at 1961 to 1965. Whether the two share a builder is an open question here. The name Larwin shows up in agent entered MLS fields and on the park, and Larwin built three Cypress subdivisions, but no recorded map or brochure confirms it for this side of Valley View, so it stays a question on this page rather than a fact.
The other thing about Brentwood is the school boundary, and it is covered below.
The houses
Closed Brentwood sales run a median 1,356 square feet, with the un-added homes starting around 1,187. The Cypress Brentwood across the street runs roughly 1,050 to 1,250, so the two are close in size and the Buena Park side may run a little larger.
No Brentwood sale in the record carried an HOA fee.
What Brentwood sells for
Over the trailing 24 months, five Brentwood homes closed in CRMLS at a median $900,000, a median 1,356 square feet, $645 per square foot, and a median nine days on market. Five sales is a small sample, so the five year figure is the one to lean on: 18 closings at a median $825,500.
The other one I really liked was the Brentwoods, off Valley View and Ball Road. They are right across from the Cypress Brentwood. Those are the same size as the Cypress ones. Good neighborhoods, just in Buena Park instead of Cypress.
Some of the Brentwood neighborhood feeds Cypress schools, and a lot of people do not know that. I am pretty sure Holder is the split, with the Cypress side to the west. It is not a clean line though, so I check the district lookup every time before a client writes an offer.
What schools serve Brentwood?
This is the neighborhood where it matters most, and Holder Street is roughly where it changes. Because it runs street by street and not neighborhood by neighborhood, the lookups will not return the same answer everywhere inside this neighborhood, and they are the only thing that settles it. Run the exact address you are buying through the Cypress School District locator and the Anaheim Union find-my-school tool before you write.
Six school districts serve addresses in Buena Park, two of them high school districts, and the boundaries run street by street rather than neighborhood by neighborhood. Never take a school assignment from a listing. Address lookups: Buena Park SD, Centralia, Cypress SD, Savanna, Anaheim Union High, Fullerton Joint Union High. The full school list with GreatSchools ratings is on the Buena Park guide.
