Anaheim Real Estate: Homes, Prices, and a Local Agent

Anaheim is a city of about 350,000, the largest in Orange County, and its western edge borders Cypress and Buena Park where I do most of my work. Over the three months ending June 2026, the median sale price was $954,481, homes sold in a median of 36 days, and 49.4% sold above asking, per Redfin. This page covers the current market and where to start, with a focus on West Anaheim, the part of the city my buyers actually shop.

What homes in Anaheim look like

Anaheim is really several markets wearing one name. West Anaheim, the side that touches Cypress and Buena Park, is mostly post-war single family tracts that generally price below the citywide median. Central Anaheim mixes older homes, the Colony historic district, and condos near the resort area. Anaheim Hills, on the east side, is a different market entirely, with larger and newer homes trading well above the median. When someone tells me their budget and that they want Anaheim, my first question is always which Anaheim.

For my buyers, West Anaheim matters most: it is often the move that keeps a single family home in reach when Cypress pricing is a stretch, without leaving north Orange County.

The Anaheim market right now

Current citywide numbers from Redfin data, three months ending June 2026:

Metric Anaheim, CA Change vs. last year
Median sale price $954,481 +3.2%
Median days on market 36 3 days slower
Price per square foot $580 -1.4%
Sale to list price 100.7% Flat
Homes sold above list 49.4% +0.7 pt
Homes sold in June 372 +5.9%

The short read: nearly half of Anaheim homes are selling over list, which tells you demand is holding even at current rates. Think macro, not micro. The citywide median blends very different areas, so what matters for your decision is the comp set on the specific streets you are shopping, and that is exactly the work I do before we write anything.

If you are buying, here is how I work with buyers. If you are selling an Anaheim home, especially in West Anaheim where I know the comps street by street, here is how I handle a listing.

Frequently Asked Questions

How much does a home cost in Anaheim, CA?

The citywide median was $954,481 over the three months ending June 2026, per Redfin. That number spans very different areas: West Anaheim tracts generally come in below it, and Anaheim Hills well above it. Your real budget conversation happens at the area level, not the citywide level.

How fast do homes sell in Anaheim?

Median days on market was 36 over the three months ending June 2026, and 49.4% of homes sold above list price. Demand is real. Buyers should walk in underwritten and ready to write super clean offers, because the well priced homes are drawing competition.

Why focus on West Anaheim?

Because it borders Cypress and Buena Park, where I live and do most of my work, so I already know the streets, the comps, and the tradeoffs. For a lot of my first-time buyers, West Anaheim is the move that turns a condo budget into a house budget while staying in north Orange County.
