Buena Park, California neighborhoods

General Tract, Buena Park CA

One floor plan, streets named for American generals, and a garage that fits two full size cars.

Across La Palma Avenue from the San Tract, near the 91, on streets named for American generals: Sheridan, Sherman, MacArthur, Hancock, Fremont. Built 1961 to 1963 with one floor plan, which nobody publishes: the three bedroom and the four bedroom look identical from the street. About 1,300 to 1,500 square feet before additions, no HOA, deep interior homes on winding streets. Larger master than the San Tract, and the garage fits two full size cars.

What is the General Tract?

The General Tract is east of the San Tract, across La Palma Avenue, close to the 91 freeway, in 90620. The streets are named for American generals, which is where the name comes from: Fremont, Hancock Way, MacArthur Way, Sheridan, Sherman, plus Arnold, Ridgeway, San Rafael, Ward, and stretches of Holder and Lee. Like the San Tract it is laid out with deep interior lots on winding streets rather than a grid.

It was built after the San Tract. Of the General Tract sales in the CRMLS record, six were built in 1963, five in 1962, and two in 1961.

Here is the thing about this neighborhood that is not published anywhere else: it has one floor plan. The three bedroom version and the four bedroom version look identical from the street. You can check it from the sidewalk. The tradeoff is that it is uniform, and the payoff is what is inside: a larger master bedroom than the San Tract, and a garage that actually fits two full size cars.

The houses

Before additions the houses run roughly 1,300 to 1,500 square feet. The smallest in the closed record is 1,323.

Additions happen here too. The median General Tract sale is 1,497 square feet and the largest in the record is a six bedroom at 2,644.

What General Tract sells for

Over the trailing 24 months, seven General Tract homes closed in CRMLS at a median $940,000, a median 1,497 square feet, $601 per square foot, and a median eight days on market. That is the highest 24 month median of the six neighborhoods on the guide, and it is only about $13,000 above the middle of the group. Over five years, 30 closings at a median $900,000. Seven sales is an indication, not a settled number, which is why the five year figure is here beside it.

Austin’s take: General Tract

The General Tract is right by the 91. And I know that turns some people off, but as long as your home is not literally backed into that freeway, it is a great entry point for a first-time home buyer.

Deep interior homes on windy streets, and not a matrix. Those homes are three to four bedrooms. It is one of my two favorite neighborhoods in Buena Park, along with the San Tract.

Schools

What schools serve General Tract?

Six school districts serve addresses in Buena Park, two of them high school districts, and the boundaries run street by street rather than neighborhood by neighborhood. Never take a school assignment from a listing. Address lookups: Buena Park SD, Centralia, Cypress SD, Savanna, Anaheim Union High, Fullerton Joint Union High. The full school list with GreatSchools ratings is on the Buena Park guide.

Questions buyers ask

General Tract questions

What is the General Tract in Buena Park?
The General Tract is a subdivision in west Buena Park, east of the San Tract across La Palma Avenue and close to the 91 freeway, on streets named for American generals. It was built from 1961 to 1963 with one floor plan, runs roughly 1,300 to 1,500 square feet before additions, and has no HOA.
Why do the three bedroom and four bedroom General Tract homes look the same?
Because the neighborhood was built with a single floor plan. The three bedroom and four bedroom versions share the same elevation, so from the street you cannot tell them apart. It is checkable from the sidewalk and it is the reason bedroom count here does not track with how big a house looks.
Does the General Tract have an HOA?
No. General Tract homes have no homeowners association.
