What is Lake Park?

Lake Park is one of the three big Larwin subdivisions in Cypress, alongside Greenbrook and Tanglewood. The title map spells it Lakeparks; the original brochure and everyone who lives there say Lake Park. It was built from 1964 to 1966 in three pockets around Valley View, including Aqueduct Drive, on about 6,000 square foot lots, with no HOA.

The brochure sold it as “The Family Community” and printed the same standard features on every plan page: O’Keefe and Merritt built-in range and oven, natural hardwood cabinets, a true wood burning fireplace, forced air heat with a separately controlled summer cooling fan, sliding aluminum windows, cedar shingle roofs, 100 amp electric service, and an oversized two car garage, with “Street Lights, Sidewalks, Streets and Sewers All In and Fully Paid For.”

The five Lake Park plans

Plan Name Layout
302 Sutton 3 bed, 2 bath, family room, fireplace, one story
402 Walden 4 bed, 2 bath, family room, fireplace, one story
702 Westchester 4 bed, 2 bath, family room, fireplace, one story
802 Berkshire 4 bed, 3 bath, separate dining room, family room, fireplace, two story
902 Gramercy 5 bed with a convertible Jack and Jill room, 3 bath, large family and dining room, two story

Each plan came in elevations A through D. The sizes that repeat in CRMLS run about 1,250, 1,659, 1,689, 2,079, and 2,116 square feet. More than half of recent listings were at a size that matches none of them, so expansions are common here and the permit history matters.
