Brentwood, Cypress CA

The entry point for a single family home in Cypress: 1961 to 1965, four plans, a full lot, and a lot of add-ons.

Brentwood is the entry point for a single family home in Cypress. It sits west of Moody around Ball Road and was built from 1961 to 1965 at four plans, about 1,050 to 1,250 square feet, 3 and 4 bedrooms, on 6,000 square foot lots with no HOA. The smallest footprint in the city on a full-size lot is why so many have been added onto: people who buy here stay, and build on instead of selling. Entry level buyers who want a yard start here.

What is Brentwood?

Brentwood, sold new as Brentwood Park, sits west of Moody Street around Ball Road. It was built from 1961 to 1965 at four plans, 300, 400, 600, and 700, each with three named elevations: Montclair, Lexington, and Belhaven on the 300; Concord, Kensington, and Westchester on the 400; Fairfield, Hampshire, and Briarcliff on the 600; Hillcrest, Brookdale, and Greenwich on the 700. The original sizes that repeat in CRMLS are about 1,050, 1,145, 1,205, and 1,250 square feet, 3 and 4 bedrooms, on about 6,000 square foot lots. There is no HOA.

That combination, the smallest house in the city on a full-size lot, is what makes Brentwood the entry point for a detached home in Cypress. It is also why so many Brentwood homes have been added onto. In my experience, people who buy here want to stay here, and when they outgrow the house they build on instead of selling. About a third of recent listings were at a size that matches no original plan.
