Greenbrook, Cypress CA

Larwin's five-plan subdivision, spread across Cypress in pockets, with the upstairs you could finish yourself.

Greenbrook is not one place. Larwin built it from 1967 to 1970 in multiple pockets across Cypress, on about 6,000 square foot lots with no HOA, at five plans from 1,536 to 2,807 square feet. Two of them, the Spacemakers, were sold with an unfinished upstairs the owner could finish later, or with the option of a two car garage and a bedroom added on the first floor, which is why one Greenbrook is a 3 bedroom and the next is a 6. What is Greenbrook?

Greenbrook is a Larwin Homes subdivision built from 1967 to 1970. It is not one contiguous neighborhood. The Fidelity National Title map of Cypress shows it in multiple pockets spread across the whole city, from Cerritos Avenue in the north to the streets by the library and City Hall, by Landell Elementary, by the Community Center, east off Valley View, and west by Moody. In MLS the subdivision field is usually blank, and the name lives in the remarks, often with the plan name attached: Greenbrook Granada, Greenbrook Seville, Greenbrook Spacemaker.

Lots run about 6,000 square feet. There is no HOA. The homes were built at five plans, and the differences between them are the whole story of the subdivision.

The five Greenbrook plans

Plan Name Stories As built Size (CRMLS)
27 The Seville 1 3 bed, 2 bath 1,536
37 The Monterey 1 4 bed, 2 bath 1,988
47 The Spacemaker II 1, expandable to 2 3 bed, 2 bath, expandable to 6 bed, 3 bath 2,807 with the second floor built
57 The Spacemaker I 2 4 bed, 3 bath, expandable to 7 bed, three car garage 2,587 to 2,750
77 The Granada Split level 5 bed, 3 bath 2,620

Sizes are the figures that repeat in CRMLS closings, from the assessor. The Larwin brochure prints no square footage.

The Spacemaker plans are what nobody publishes. Larwin sold them with an unfinished second floor it called “Spacemaker space.” The brochure offered the finished version as the “Custom Imperial” option, ordered before construction, “or, you may choose to do it yourself at your convenience.” The Spacemaker II was sold as a 3 bedroom that could become a 6. The Spacemaker I was a 4 bedroom that could become a 7, with a three car garage standard. Sixty years later, that is why two Greenbrooks on the same street can be 1,980 and 2,807 square feet, and why so many sales are at a size that matches no plan at all.

What Greenbrook sells for

Between December 2023 and September 2026, 52 Greenbrook single family homes closed in CRMLS, from $830,000 to $1,780,000, with a median of $1,278,000 and a median of 11.5 days on market. Because the homes are big, Greenbrook carries one of the lowest prices per square foot of any single family home in Cypress. The numbers on this page refresh monthly.

Austin Criss

Austin's take

Greenbrooks are the most beloved tracts in Cypress for their vaulted ceilings, phenomenal floor plans, how big they get, and the variety of the 5 different models. The neighborhoods are clean, usually bordering a park with little through traffic in most pockets. One of the lowest $/sqft because of the size.

The best pocket in my opinion is off Grindlay and Orange because you are right by city hall which has a beautiful grassy tree shaded area where they have concerts on the green in the summer and you can literally walk there, and for safety you are right by the police station and the Cypress library which has such a serene nostalgic feel.

I like the Spacemaker I the best because it has a 3 car garage, essentially two living rooms with the kitchen connecting both, insanely large primary suite plus a bonus room which some turned into another massive primary suite or two bedrooms.

Schools

What schools serve Greenbrook?

Two districts serve Cypress: the Cypress School District for grades K through 6 and the Anaheim Union High School District for 7 through 12. Boundaries vary street by street inside a subdivision, so check your exact address with each district. Ratings, the principal interviews, and the full school list are on the Cypress guide.
