Cypress is a city of about 50,000 in northwest Orange County, and it is where I live and work. Over the three months ending June 2026, the median sale price here was $1,099,402, homes sold in a median of 36 days, and 44.3% of them sold above asking, per Redfin. This page is the current picture of the Cypress market, what the housing stock actually looks like, and where to start whether you are buying your first home or selling the one you have outgrown.

What homes in Cypress look like
Most of Cypress was built out in the 1960s and 1970s, so the core of the market is established single family tracts: three and four bedroom homes, usually 1,200 to 2,200 square feet, on real lots with real backyards. You will also find townhomes and condos that give buyers a lower entry point, and a smaller mix of newer construction. Streets are wide, the city is flat and easy to get around, and you can be on the 405, 605, or 22 in a few minutes, which is a big part of why people who work all over LA and Orange County end up here.
The biggest story in town is the former Los Alamitos Race Course site and what gets built there next. I wrote a full breakdown of what the race course redevelopment means for Cypress home values, and I update my thinking as the city process moves.
The Cypress market right now
Here are the current numbers, from Redfin data covering the three months ending June 2026:
| Metric | Cypress, CA | Change vs. last year |
|---|---|---|
| Median sale price | $1,099,402 | +6.2% |
| Median days on market | 36 | 1 day faster |
| Price per square foot | $603 | -4.0% |
| Sale to list price | 100.4% | +0.07 pt |
| Homes sold above list | 44.3% | +1.8 pt |
| Homes sold in June | 97 | +33.3% |
The short read: turnkey homes near the $1M mark are the most contested segment in the city. I see this all the time. A clean three bedroom priced right will draw multiple offers in the first weekend, while a home that is priced off the comps sits and then takes a cut. Location, condition, and price still decide everything.
Buying a home in Cypress
Most of my buyers here are first-time buyers, and the same questions come up every time. I have written out the full answers so you can start with real numbers instead of guesses:
- How much income you need to buy a home in Cypress in 2026
- Closing costs for buyers in Cypress and Orange County
- Renting vs. buying in Cypress: the 2026 math
- Where you can still buy under $1 million in Orange County
- CalHFA Dream for All and down payment help in Orange County
When we work together, the process starts with a real conversation about your budget and your non-negotiables, then a lender introduction if you need one, and we only tour homes that actually check your boxes. You can read exactly how I work with buyers.
Selling a home in Cypress
Sellers here are usually the same families a few years later: the house that felt huge in 2018 now has two kids and a home office in it. If that is you, start with these:
- What you will actually net selling a home in Cypress
- How long homes take to sell in Cypress right now
- Should you sell before buying your next home in Cypress?
Pricing is where Cypress sales are won or lost, and it is the part I take most seriously. I study the comps here daily, I write offers in this market every week, and my job is to have your home enter the market playing off its strengths. Here is how I handle a listing start to finish.
Frequently Asked Questions
How much does a home cost in Cypress, CA?
The median sale price was $1,099,402 over the three months ending June 2026, per Redfin, at about $603 per square foot. In practice, most single family homes trade between $900,000 and $1.3M depending on size, lot, and condition, and condos and townhomes come in under that.
How fast do homes sell in Cypress?
Median days on market was 36 over the three months ending June 2026. That number hides the split I see on the ground: sharp, well priced homes go pending in under two weeks with multiple offers, and overpriced ones sit past 60 days and end up cutting. I break the current pace down in my days on market post.
Is Cypress a realistic market for first-time buyers?
Yes, and that is exactly why it is competitive. Cypress is one of the few north OC cities where a single family home near $1M is still attainable, so the under $1M turnkey segment draws the most offers in the county. First-time buyers win here by being fully underwritten before touring and writing super clean offers. I walk my buyers through that playbook before we ever step into a house.
