Offering Over Asking in Cypress: How Much Is Enough?

How much over asking do Cypress homes sell for?

In Cypress, about half of detached homes sell over asking. From October 1, 2025 to September 30, 2026, 105 of 213 closed above list price (CRMLS), and the median overbid on those was $26,000, about 2.6%. Homes that went pending within a week closed at a median 101.9% of list.

Numbers in this post are from CRMLS closed sales, which I pull each month. They will differ from Zillow or Redfin because those sites estimate. This is what actually closed.

How often do Cypress homes sell over asking?

About half the time. 105 of the 213 detached Cypress homes that closed in the last 12 months sold over list price. 86 sold under. The median sale closed at exactly 100% of list.

So “Cypress homes all go over asking” is not true, and neither is “nobody pays over list anymore.” The number that predicts an overbid is how fast the home goes pending.

Cypress detached sales, CRMLS, Oct 2025 to Sep 2026
Days on market Homes sold Median sale vs list Sold over asking
0 to 7 days 72 101.9% 50
8 to 14 days 42 101.0% 28
15 to 30 days 50 99.5% 18
31 days or more 49 98.8% 9

If a Cypress house gets an accepted offer in the first week, it usually goes over: 50 of 72 did. If it has been sitting a month, the price usually comes down, not up. On a $1,000,000 list price, that is roughly the difference between paying $1,019,000 and $988,000.

Does the price range change how far over buyers go?

Less than you’d think. The median sale landed between 99.4% and 100.8% of list in every price band. When a home did go over, the dollar amount climbed with the price.

Cypress detached sales by list price, CRMLS, Oct 2025 to Sep 2026
List price Homes sold Median sale vs list Sold over asking Median amount over, when over
Under $850,000 17 100.0% 7 $10,000
$850,000 to $999,999 50 100.7% 33 $25,100
$1,000,000 to $1,199,999 65 100.8% 38 $30,050
$1,200,000 and up 81 99.4% 27 $26,000

The $850,000 to $1,200,000 range is the most competitive in the city. 71 of the 115 homes listed there sold over list. That is also where most first-time buyers in Cypress are shopping.

How do I figure out how much over asking to offer?

The data gives you the range. The number comes from the conversation with the listing agent. Before we write anything, I call and ask:

  • Are there other offers, and how many?
  • Are they over asking, at asking, or under?
  • What does the seller need to see in a winning offer?
  • Is there anything besides price that would make our offer better?

Price is only one lever. A shorter contingency period, a deposit in one day instead of three, and a super clean offer with no mistakes all present you as professional and easy to work with.

Then I put two numbers in front of my buyer. The first is market value, based on comparable sales, comparable pendings, current inventory, rates, and the season. The second is how far past market value you are willing to go because you love the house. Both are valid. I just want you to know which one you are writing.

What does going over asking actually cost you each month?

Less than it feels like. You are not paying the overbid in cash. You are financing most of it over 30 years. With 20% down, here is what each step over list adds:

Principal and interest only, 30-year fixed, illustration
Amount over asking Added to down payment (20%) Added to monthly payment at 6%
$10,000 $2,000 about $48
$20,000 $4,000 about $96
$30,000 $6,000 about $144

If you can comfortably carry the payment and you love the home, that is a decision you can make with your eyes open.

What happens when a buyer won’t go over list?

In 2020 I had buyers who loved a house listed at $700,000. Rates were under 3% (Freddie Mac PMMS), the market was packed with multiple offers, and the listing agent told me the seller needed $715,000. My buyers held at $705,000 because the list price was $700,000 and that was their number.

They lost the house over $10,000. Rates climbed over the next few months and they got priced out. I sold that same house in 2025 for $960,000. Their income is fixed, and they still have not bought.

The list price is just the list price. A home sells for what someone is willing to pay.

Can you overpay for a house in Cypress?

Yes. On one of my listings, a buyer came in $85,000 over asking because they really wanted the home. The comparable sales did not back that number up, and they overpaid. The data above is how you stay out of that spot. The median overbid in Cypress is $26,000, and three out of four overbids were under about $49,000.

Nobody has a crystal ball. What we can do is get the market value right, decide how much more the house is worth to you, and stop there.

What if the appraisal comes in lower than your offer?

Most homes appraise at value. When there is a gap, here is how I handle it:

  1. If the gap is small, I negotiate for the buyer and seller to split it down the middle.
  2. If it is large, I advise my buyer to move on.
  3. Either way, keep the appraisal contingency in the offer unless you have the cash to cover a gap. That contingency is what lets you walk away.

There is no perfect home. Once you find one that checks 85% of your boxes, you can find another one that does too. And over time you will love it, because it’s the people inside who make it a home.

Frequently Asked Questions

Do Cypress homes sell over asking?

About half do. 105 of 213 detached Cypress homes sold over list price from October 2025 to September 2026 (CRMLS), and the median sale closed at exactly 100% of list.

How much over asking should I offer on a Cypress home?

Start from market value, not list price. When Cypress homes went over asking in the last year, the median overbid was $26,000, about 2.6%. Homes pending in the first week closed at a median 101.9% of list.

Should I offer over asking on a Cypress home that’s been listed for a month?

Usually not. Cypress homes that sat 31 days or more closed at a median 98.8% of list from October 2025 to September 2026, and only 9 of 49 went over asking (CRMLS).

What happens if I offer over asking and the appraisal comes in low?

With an appraisal contingency, you can renegotiate or cancel. On a small gap, buyers and sellers often split the difference. On a large gap, the safer move is usually to walk away and find another home.

About half of Cypress homes sell over asking, and the timing tells you which half you are looking at. If you’re writing an offer in Cypress, I’m happy to run the comps and make the call to the listing agent with you. Call or text me at 714.600.1176, or start on my buyer page. Always Ask Austin.
