Anaheim Home With ADU: Is $1.45M Worth It?

Is an Anaheim home with an ADU worth $1.45 million?

In northwest Anaheim, $1.45 million buys a 3 bed, 2 bath main house of about 1,120 square feet plus a 2 bed, 1 bath detached ADU of about 795 square feet on a 7,222 square foot lot (Compass listing, September 2026). It makes sense if you will use the ADU: rent it, live in it, or house family in it.

In this video I walk the main house and the detached ADU room by room, from the waterfall quartz island to the solar panels and the washer dryer combo in the ADU.

Where is this Anaheim home with an ADU?

This one sits in northwest Anaheim. Down the street you got Dad Miller Golf Course, and a little further you got the 5 freeway.

When I filmed, the street looked like it had just been paved. Small thing, but it is the first thing you notice when you pull up. If you are still getting a feel for the city, start with my Anaheim real estate page.

What does $1.45 million get you on this property?

You are getting two separate homes on one lot. The main house is a 3 bed, 2 bath in front. The ADU in the back is a 2 bed, 1 bath with its own entrance.

Square footage, lot size, and permit status are from the Compass listing, September 2026.

What was done to the main house?

They took this one down to the studs. That means new electrical and new plumbing, not just new finishes on old bones. If you have ever worked with the city on a remodel like that, you know it is a lot of work.

The kitchen has quartz counters with a waterfall edge on the island. They ran the quartz backsplash all the way up and brought the range hood to the ceiling with no cabinets around it. The cabinets are two tone Shaker style, but the newer, thinner profile instead of the wide classic frame.

Right off the entry there is a built in wine bar with LEDs running up the shelves. Little things like that go a long way.

The first bedroom felt about 11 by 12 with two windows. The primary is en suite, about the same size, also with two windows. The walls have that fine, smooth texture, and the paint lines where the wall meets the ceiling are cut clean. I look at that on every tour because it shows you the quality of the work you cannot see.

The hall bath has black accents, two tone tile, and a herringbone shower pan. The primary shower has LEDs under the tile and in the niche.

I see this all the time on flips: no fridge and no washer and dryer. This one came with a new fridge and a new washer and dryer, in a laundry room with a ton of cabinets and counter space for folding.

One note on the staging. The living room furniture felt a little tight to me. A sectional would open up more walking space.

What is the ADU like inside?

The ADU follows the same design as the main house. Open kitchen and living room, a framed dining area, and five windows plus a double front door. A mini split handles the air conditioning, and it was freezing inside on a hot day.

It is a step down from the main house, and that is normal for an ADU. The cabinets are traditional Shaker, the backsplash does not run all the way up, and the appliances are not as high end.

The bathroom has a tub and shower combo with a rain head, a floating oak style vanity, and an LG washer dryer combo. The two bedrooms are around 10 by 11 to 11 by 11, and the second one has the bigger closet. The smoke detectors still had the red caps on.

Outside, the walkway between the two units is rounded concrete split with turf, so there is very little yard work. You will also see the tankless water heater, the AC condenser, and the solar panels and disconnects.

Who does a home with an ADU work for?

A property like this fits three kinds of plans:

  • Investors who want rental income from the back unit on top of the main house.
  • House hackers. I see a lot of people buy a property with an ADU, live in the ADU, and rent out the main house to help pay the mortgage.
  • Buyers who need more space and want a second, separate unit on the same lot.

If you are buying to live here, first figure out how much income you need to buy a home in Anaheim. For a sense of what a little less buys without an ADU, my West Anaheim home tour at $1,208,000 is a 4 bed, 2.5 bath on a single house.

What should you verify before you make an offer?

The listing says everything is permitted. That is great, but verify it yourself.

  1. Pull the permit history for the house and the ADU from the City of Anaheim. Here is why unpermitted work matters when you sell later.
  2. Have an electrician look at the solar panels and disconnects. The setup on this one is more advanced than my basic construction knowledge, and a real chunk of money went into that electrical work.
  3. Get the solar paperwork showing it is owned and paid off.
  4. Ask the listing agent how long the rebuild took. A job like this usually takes a while with the city, and the answer tells you a lot about how it was managed.

Frequently Asked Questions

How big is the ADU at this Anaheim home?

The detached ADU at this northwest Anaheim home is a 2 bed, 1 bath of about 795 square feet, per the September 2026 Compass listing. It has its own entrance, an open kitchen and living room, a mini split for air conditioning, and an LG washer dryer combo. The main house in front is a 3 bed, 2 bath of about 1,120 square feet.

Is the ADU at this Anaheim home permitted?

The listing states everything is permitted, including the ADU and the down to the studs remodel. That is a good sign, but a listing statement is not the same as the city record. Pull the permit history from the City of Anaheim for both the main house and the ADU before you remove your contingencies.

Does this home have solar?

Yes. The home has owned solar that is paid off, so there is no solar lease or solar loan payment to take over. The panels and electrical disconnects on this property are a bigger setup than you see on most houses, so have an electrician review them during your inspection period.

Can you live in the ADU and rent out the main house in Anaheim?

That is a strategy I see a lot of buyers use, and it is called house hacking. You live in the smaller unit and rent the main house to help pay the mortgage. On this Anaheim property, the ADU is a full 2 bed, 1 bath with its own entrance, so it works as a real home. Confirm current rental rules with the City of Anaheim first.

What comes with the main house?

The main house came with a new refrigerator and a new washer and dryer, which I usually do not see when investors sell a remodeled home. The kitchen has quartz counters, a waterfall edge island, a quartz backsplash that runs to the ceiling, and a built in microwave. Off the entry there is a built in wine bar with LED lighting.

Video transcript: Anaheim Home Tour | Does the ADU Make This $1.45M Worth It?

Introduction (0:00)

Welcome back to another Anaheim home tour. This is unlike any one we’ve done before, because not only is it ripped down to the studs, they actually put an ADU in the back. So if you’re an investor or a multigenerational looking buyer, check this one out.

We are in the northwest part of Anaheim. This one’s listed for $1.45 million, and I cannot wait to show you this one, because they did an absolute killer job on it.

The Street and Curb Appeal (0:25)

As always, we start on the street. Beautifully paved, I might add. This is brand new. It literally looks like they just paved this street. But look at the curb appeal of this home in the front. Absolutely gorgeous.

Way down there you got Dad Miller Golf Course, and then a little further you got the 5 freeway. But this is a multi unit, so there’s an ADU in the back. I wanna jump right into it. I don’t wanna waste any time.

One, we got sewer cleanouts. They state everything is permitted, which is super nice. Obviously you gotta verify everything like that. They got the side gate, the turf, the tan stucco, the black garage door with the frosted glass. Absolutely stunning. I love the steps that walk into it. Looks like tile.

And look at that, you got unit B. That is the ADU. The black window frame is absolutely gorgeous. Low water maintenance front, and I just love how they made this little accent right here. Super stunning job.

This one is just so beautiful on the inside. When they rip everything down to the studs and add an ADU, they went through the city. They had to do everything, because if you’ve ever worked with the city, you know it’s a lot of work, and they make sure everything’s up to code. Gorgeous little accent wall here, which I absolutely love. Let’s jump into it.

Entry and Wine Bar (1:48)

So right when you walk in, you are just hit with design. Right off the bat is a beautiful little wine bar that they put in. The main house is a 3 bed, 2 bath, and it’s a little over 1,100 square feet. The ADU is actually a 2 bed, 1 bath, and that’s a little under 800 square feet.

Right when you walk in, this is the whole open concept room. They ripped everything down to the studs, replaced the electrical, the plumbing. They did a ton of work, and it also has paid off, owned solar, which is super nice.

Kitchen (2:23)

But look at this beautiful, gorgeous quartz kitchen with a waterfall edge island right here, which is just such a nice touch. If you’re gonna do it in 2026, do it right, and this looks very, very nice. You have a little opening right here, more cabinetry space.

These are Shaker style cabinets, but these are the newer, modern, cleaner ones. Let me know in the comments what you think about these. You see how the Shaker style is more thin on these, when usually it’s pretty big? Let me know in the comments if you like that or if you like the classic ones better. I’ve just seen these come out, and they’re relatively newer.

Fridge. You can see the laundry in the back. But check out this gorgeous kitchen. Absolutely stunning. You got the black faucet, beautiful little window, and that is the detached ADU that we’re going to check out outside. Everything’s hardscaped and turf out there. Beautifully done, very low maintenance. So if you are an investor, this might be a great one to hop on in Anaheim.

Nice little hood vent right there. They brought it up to the ceiling, no cabinets. It’s not the microwave over the range. I believe this is a Cosmo range right here, so very nice. I love how they ran the backsplash to quartz all the way up. I just love when they do that.

And then down here, nice little cabinetry. That looks super clean. I like the two tone. You can see it over there as well when I pan over. I love the two tone cabinetry. Built in microwave, super, super clean. One thing: this is just like a normal microwave. They put the trim kit on it. It’s not like a pull out drawer, as you see on some of them. Just FYI.

And then they got a little dining area right here. Very nice. They did such a great job on this. I love the black trim windows. Good amount of space in here.

Obviously this is staged, so I feel like this area right here kind of infills the room a little bit. I would have liked to see maybe more of a sectional, that way you create a little bit more walking space. But look at how beautiful this little wine bar is with the accents. Got the LEDs running up there. Super, super clean. I love when they do little things like this. To me, it goes a long way. It just makes it more unique and just more beautiful. But that is the front that you’ll see right there. Let’s go check out the bedrooms, because you got three in this main house.

First Bedroom (5:06)

This one’s really good size. This bedroom, you got two windows on it, LED recessed lighting, so there is a good amount of space in here. This one looks to be, I don’t know, 11 by 12, maybe. I love when there’s two windows in a bedroom, because then you’re just getting that natural light in.

And look at the texture. I’ve mentioned this before. This is that fine texture you see in luxury homes, or kind of like New York construction homes. It’s just super fine, super clean and modern. Looks like they cut the lines really nice for the ceiling and the wall paint, which I love. Sometimes you look at those creases, when I say cutting the lines, and it’s all blotchy. These lines are actually cut pretty well, so whoever painted this did a really nice job, and they picked a really great color.

Closet space. Nothing built in, so you get to put whatever you want in there. Probably just a little shelf and a hanging rack. Gorgeous little barn door right there. That’s beautiful. I love that for the bathroom.

Second Bedroom (6:19)

Take a look at this little bedroom right here. This one’s a little bit tighter than the one we just saw. Same thing though, nice cut paint lines. Those are just little things I look at when I’m looking at a home. It kind of just shows you the quality of work being done. Closet is right there.

I’m showing you every room in this house, every nook and cranny, so you get a feel of exactly what you are buying. This one’s listed at $1.45 million, and an ADU. Super, super rare to find.

Clean bathroom. They went white, light, with the black accents, which I really, really like. Super clean. Beautiful little shower right here. Oh wow, look at that. They actually did a little two tone. Wow, fancy. They put a little LED right there. That looks like a little sticker placement LED. I don’t think that’s connected to any DC power in the home, but that is super clean. These people, they’re designers for sure.

Gorgeous tile selection, I might add. Black looks super clean, and you got the herringbone tile on the shower pan, which I really like. Super clean. Oh, my hand’s getting in the shot. All right, very nice.

Primary Suite (7:45)

Let’s go check this final bedroom out. This one is en suite, which I really like. Two windows, natural light pouring in. Like I said, I love when there’s two windows in a room. It’s usually only on the corner rooms. And then you got the closet right here. Two windows on opposite walls or adjacent walls just lets in more natural light, and that just kind of gives you a sneak peek of that backyard.

This is the primary. Pretty good size. This feels like the size of the first room, so like I said, that’s pretty good size if you’re asking me.

Man, they love the LEDs. You see the LEDs below the shower tile right there? Nice little touch. Same thing, they got the little LEDs in the niche right there, and they actually changed up the tile right here. Wow, these people are fancy. I like it. They put a lot of effort into redesigning this. I mean, if you’re gonna rip a house down to the studs and build an ADU, you are in it for the top end.

Beautiful shower, black accents again, beautiful floor as well. Super, super nice job. Clean vanity. I love the handles on it, very classic. And got the little rain glass right there for privacy. They did a nice job.

So we’re about to get to the ADU right now. Killer job, very similar concept, open style, the 2 bed, 1 bath. Great revenue generating. ADUs are just so popular right now with increasing your revenue, or house hacking. I see a lot of people buy ADUs, and they actually live in the ADU and then rent out the main house to help pay that mortgage.

Laundry Room (9:38)

But look at this laundry room. Super clean job, ton of cabinets, countertop space when you’re folding laundry. And they actually put the washer and dryer in here, which I love. A lot of the times when investors are selling properties, they typically don’t put the washer and dryer, and honestly they don’t typically put the fridge either.

You’ll notice in a lot of my videos, if it’s a flip or something like that, or it’s a development job, they typically don’t put the fridge, and they usually never put the washer and dryer. So these are brand new appliances. These people went above and beyond, and I really love that.

Solar and the Backyard (10:13)

All right, let’s go outside and take a look at this ADU. But let me take a look at these panels right here, because these panels are massive, because you got the paid off solar, which you can see right there. Look at that ADU. It’s about 800 square feet. Nice little patio set.

But look at these panels. I mean, these things are ridiculous. So you got the panels right here. I think these disconnects, an electrician might have to look at. These are a little too advanced for my basic construction knowledge. And then you got a disconnect right there, you got the solar right there. But these are beautiful panels. That’s a decent chunk of change right there going into the electrical work, I’ll tell you that much. Got the Siemens box right there, got the outlet. Everything they had to do with code. Even got the setback right. Super, super clean.

If you’ve ever done a remodel where you’re ripping down walls or anything like that, or tearing it down to the studs, the city just kind of is relentless with making you do it right. So I’d be curious to see how long this one took to finish, because my assumption is it took a long time.

But look how much yard space you got here. Look at this walkway. This reminds you of almost a Palm Springs getaway walkway, where it’s rounded concrete split in between turf. Super, super stunning job. Double front door. These people splurged on this. And then you got the tankless water heater right there. Look how clean that is. Very nice job. And look right over there, you got the AC condenser, even the fence.

Inside the ADU (11:51)

So this would be the entrance for the ADU. If you’re living in the ADU, you’d walk in through here. This is such Palm Springs vibes for me. The black window accents, the tan stucco, the turf. Gorgeous.

Take a peek. Right when you walk in, I mean, man, this might be even bigger. Look how big this living room is. Kitchen, living room, open concept. The little mini split for the air conditioning is on, and it’s freezing in here, but it’s super hot outside, so I’ll take it. One window, two window, three window, four window, five window, plus the front door. Very nice.

But look how much space is in this. This is the ADU, and there’s this much space. So you got a little living room area right there. You can even make it sort of a dining area as well. They framed the dining area right there. Like I said, this is a 2 bed. Ton of space in here, ton of LEDs.

The white cabinets, these are the traditional Shaker cabinets, like I mentioned earlier. Oh, huh, not soft close? No, they’re soft close. Sometimes they’re just not calibrated. I don’t know if that’s the right word, but there you go.

They use the same finishes. Everything looks super nice in here. Obviously it’s the ADU, so they didn’t bring the backsplash all the way up, and the appliances are not as, I would say, elevated as the main residence. But killer job in here. Absolute killer job in here. And this amount of space is completely open. The double door, look at all those windows right there. You got the mini split. Those things are really energy efficient. Super, super nice. Take a look at the bathroom right here.

ADU Bathroom (13:47)

This one has a tub in it, which I love, the shower tub combo. I have kids, so I need the tub to bathe them, because they do not like to take showers. Then you got the rain style fixture right there, rain with tinted glass. Super cool. Got the little wand. They did a really stunning job with this.

They got the floating oak style vanity, clean tile floor. Man, they really did a really nice job on this. They got the laundry unit right here. Look at this. This is one of those LG washer dryer combos, so this actually does both. Great use of space.

ADU Bedrooms (14:36)

Nice little bedroom right here. This appears to be maybe like an 11 by 11, maybe 10 by 11, but really good size, honestly, for an ADU secondary bedroom. Got a nice little closet in here. You even got the red cap still on the smoke detectors. That’s when you know it’s brand new.

All right, let’s check out the final bedroom. This one has furniture in it, but this looks to be the same size as the bedroom we just saw. Nice window. Look at all those trees outside. Beautiful. Bigger closet on this one, definitely. So this would be more of the primary. Yeah, I really like this one a lot.
