In this video I walk through every room of this West Anaheim home and show you how to spot the addition, where the paid-off solar and EV charger sit, and how much storage the kitchen really gives you.

Where is this home, and what’s nearby?

West Anaheim sits on the western edge of the city, close to Buena Park, and not far from the Stanton and Cypress area either. On a weekday morning, the street had street sweepers running and good tree cover across the way, the kind of small detail you only catch by actually walking the block.

From the front yard, it’s about 10 minutes to Disneyland and just under 20 minutes to Angel Stadium, useful reference points if you’re weighing an Anaheim address against a Cypress or Buena Park one.

What’s inside this $1,208,000 West Anaheim home?

This one is 4 bedrooms, 2.5 bathrooms, and 2,272 square feet across two stories, with the primary suite downstairs. The entry opens into a living room with gold bronze fixtures, a fireplace painted white, gray vinyl floors, and two large dual pane windows that let in a ton of natural light under a vaulted ceiling.

Upstairs holds three bedrooms, roughly 12 by 11, 13 to 14 by 10 or 11, and 10 by 10 to 10.5 by 11, plus a full bath with a new floating vanity and a tub insert finished to look like tile. Downstairs, the primary suite is off the kitchen, private, with its own bathroom, a massive shower with no glass or slider, and a dual sink vanity.

How can you tell an addition from the original construction?

Part of this home’s square footage comes from an older addition, not a recent one. You can spot it two ways: the original section has white vinyl, dual pane windows, while the addition has an older metal, single pane frame, and the roofline doesn’t line up the same way once you look for it.

The listing agent told Austin the addition is permitted. His advice on camera: whether a listing says an addition is permitted or not, checking with the city yourself is always a must before you rely on it.

What else stood out on the tour?

The home has paid-off solar and a Tesla charger in the garage, plus a kitchen with white countertops carrying a gold vein, a white porcelain farmhouse sink, and enough recessed lighting and cabinet space to keep the room light and bright, the look Austin says he tells clients to aim for. The addition also created a bonus room, not counted as a bedroom, plus a side patio off the primary suite.

Anaheim, Cypress, or Buena Park: what does $1.1 to $1.3 million get you?

Austin built this tour as a benchmark for exactly that question. Homes for sale in Anaheim real estate at this price point tend to trade size for condition, and this West Anaheim listing is a case where you get both in the same house: a bigger footprint from the addition, and a full remodel throughout. If you’re deciding between Anaheim, Cypress, and Buena Park in Orange County, walking a specific home like this one is the fastest way to see what your number actually buys in each city.

If you’re trying to figure out your own number, start with how much income you need to buy a home in Anaheim and how that compares to renting versus buying in Anaheim right now. Both help you see whether a home like this one actually fits your budget before you start touring in person.

If you’re weighing Anaheim against Cypress or Buena Park for your own move, I’m happy to walk you through it, and to get you started on your own home search. Call or text me at 714.600.1176. Always Ask Austin.

Frequently Asked Questions

What does a $1.2 million home look like in Anaheim, CA right now?
In West Anaheim, $1,208,000 currently buys a fully remodeled, turnkey two-story home with 4 bedrooms, 2.5 bathrooms, and 2,272 square feet, including a downstairs primary suite, paid-off solar, and an EV charger. Homes at this price point in Anaheim tend to trade size for condition, and this one offers both in the same house.

Where is West Anaheim, and what’s nearby?
West Anaheim sits on the western edge of the city, close to Buena Park, and near the Stanton and Cypress area. From the street, it’s about 10 minutes to Disneyland and just under 20 minutes to Angel Stadium.

How can you tell if a home has an older addition?
Look at the window frames and the roofline. On this West Anaheim home, the original section has white vinyl, dual pane windows, while the addition has an older metal, single pane frame, and the roofline doesn’t line up the same way. The listing agent said the addition is permitted, but you should always verify permit status with the city yourself before you rely on it.

Does paid-off solar make a difference when buying in Anaheim?
Yes. This West Anaheim listing has paid-off solar and a Tesla charger built in, both of which stand out on the tour. Confirming whether solar is paid off, leased, or financed is one of the first things worth checking on any home you’re comparing in Anaheim.

How does this compare to buying in Cypress or Buena Park at the same price?
This Anaheim tour works as a benchmark for buyers comparing cities in the $1.1 million to $1.3 million range, since that budget can look different from city to city. In West Anaheim right now, it buys a larger, fully remodeled home with an addition; the trade-offs look different once you compare it against what the same budget gets in Cypress or Buena Park.

Video transcript: Anaheim CA Home Tour | What $1.2M Actually Buys

Introduction (0:00)
Today we’re going on another Anaheim, California home tour, and this one is spectacular because it’s fully remodeled. There’s a gorgeous little park down the street. This one’s a big one: 4 beds, 2.5 baths, sitting a little over 2,200 square feet, in West Anaheim. If you’re looking for homes for sale in Orange County, come check this one out. It’s a larger one, turnkey, move in ready, as always.

The Street and Neighborhood (0:26)
We’re going to check out the street. This is a morning on a weekday, so you get to see exactly what the traffic looks like, street sweepers on this side today. Across the way you’ve got a nice, beautiful tree. From right here, you’re about 10 minutes from Disneyland, and about 20, maybe a little less than 20, to Angel Stadium, just to give you a pinpoint for reference. West Anaheim is one of the most popular neighborhoods in Anaheim. It kind of borders the Stanton, Cypress area. Right off the bat you see this panel, and that looks like a newer panel. I’d have to check it, but it’s definitely a good size panel.

Front Yard, Solar and Curb Appeal (1:06)
You’ve got the black garage door, stucco out here, a nice little entryway as well. As we come in, the first thing I noticed when I got here: look at that wall, that’s actually a granite slab posted up on the exterior, which I absolutely love. It’s little things like that, they didn’t have to do that, but they did, and it looks tremendous.

You’ve got turf out front. Walk on it and it feels a little lumpy, almost like real landscaping, I’m not sure if that was on purpose. Then you get a white fence with the brick, which looks really nice, keeps it secure and private, with gorgeous plants in the front. I’ve always liked it when things are curved instead of squared off, it gives more visual appeal.

Look at that roof, that’s a long pitch roof. You do have paid off solar on this home, and this one’s listed for $1,208,000. Let’s take a look on the inside.

Entry and Living Room (2:25)
This shot encapsulates everything I love in this home. It’s got gold bronze fixtures, a beautiful light fixture, black modern accents, and you can see into both of the bedrooms from here. It’s super open, which I love, and it’s got a fireplace. They painted that brick, or rock, whatever it is, a nice white. The floors are a gray vinyl, and right off the bat you’ve got two massive windows in the front that let in a ton of natural light. Dual pane, dual pane, love it. I like a lot of windows, and I love vaulted ceilings, I think that looks amazing. Right over here you’ve got the garage with epoxy floors.

Garage, EV Charger and Laundry (3:11)
This actually leads into a bedroom and bathroom, and there was an addition on this home, not a recent one. I talked to the listing agent and he said it’s permitted, but you always have to verify that with the city yourself. You’ve got a Tesla charger right there, which is super nice. Any time there’s an addition, whether the listing says it’s permitted or not, checking with the city is always a must.

The water heater looks really new and clean. This is where the laundry hookup is. I didn’t see a gas line down there for the dryer, but you’ve got the water hookups, the drain line, and an electrical outlet with the exhaust.

Vaulted Living and Dining Area (3:59)
This is the room I love the most. The backyard’s pretty nice too, more of a side backyard since they added this addition on. This is the living room area, and you could even use part of it as a dining area, we’ll check out the dining area later. Look at this, it’s picture perfect, a beautiful slider to the backyard with the vaulted ceiling, and I love that chandelier, it’s almost Game of Thrones-ish. Now we’re going to take a look at the bedrooms upstairs.

Upstairs Hallway and Full Bath (4:31)
Here’s a little sneak peek of the kitchen, they did a great job designing it. The flooring right here is a wood floor, but it looks like they stained or painted it, you can see the footprints on it. There’s a big heater in the closet right here. It doesn’t appear to be brand new, but heaters can last 20 years, so it’s in the closet right there.

This full bath is nicely remodeled, though I’m not entirely sure if it’s remodeled or just looks a little dated. The vanity is definitely new, the flooring is new, a super clean job with a floating vanity, which is one of the modern things I see a lot of people doing right now. This isn’t tile, it’s an insert, which sometimes fools you because it looks like tile. Once you knock on it and notice there’s no grout lines, you can tell it’s an insert. Good size bathroom, everything’s nice, light and bright, they did a good job with that.

Upstairs Bedrooms (5:53)
Here’s one of the bedrooms, pretty good size honestly. This one’s probably about 12 by 11, with a window that looks out, mirrored closet doors. I always like showing every angle of the house, so let me take a peek in the closet, pretty good size honestly.

Let’s check out the rest of the bedrooms up here, then there’s a couple downstairs. This one’s a little bigger, maybe 13 or 14 by 10 or 11, really good size, with recessed lighting everywhere. I love the dual pane windows, it’s a must. This is that addition I was talking about. You can tell it’s an addition when you look at the roofline, it doesn’t match and flat-lines over there, that’s super evident. But that’s what’s giving you a ton of square footage on this one, since it’s over 2,200 square feet.

This one’s the smallest bedroom, probably a standard 10 by 10, maybe ten and a half by 11. There’s a little alcove right here, kind of sweet, this would make a good office space, you’re going to get a lot of natural light through that window bouncing off the mirror.

You’ve got good cabinet space up here, a linen closet, which I love. This is the shot I love too, when you’re downstairs looking up you can see into the bedrooms, it’s open up top and you can see up the second story. The light fixture is golden black. If you’ve been watching my videos, you know that’s a recurring trend, everyone’s going golden black when they remodel right now.

We’re going to take a look at the kitchen next, the kitchen’s gorgeous. This is part of the addition too, I believe, there’s a slider right there.

Downstairs Primary Suite (8:37)
This room is really big and long, it’s kind of nice because it has its own little private backyard patio. This would probably be the room I’d take if I’m being honest with you. It’s off the kitchen, not directly on it like the next room, super private, and it’s got its own bathroom and suite.

It’s a really big room, I can’t even tell you the dimensions on it, it’s too big. Walking in, this leads into the garage, you come through here and then go there.

Primary Bathroom (9:02)
I’m trying to figure out if this was part of the addition, but since it connects to the bathroom, I’ll say it does. Look how massive this bathroom is, absolutely huge. You’ve got small square tiles in gold, brown, and tan tones, and a walk-in shower with no slider, no glass, nothing, you just walk right in. There’s a small niche in there, I’d probably make that one a little bigger. It’s kind of nice that it’s cut up, breaks it up a little. Since there’s no glass on the shower, I can show you literally everything in there.

It’s a little interesting that this leads to the garage, which has me a bit confused, maybe this was a wall at some point, or maybe it used to be a hallway. This part obviously isn’t part of the new remodel, it’s part of the older section, homes get remodeled all the time. The drains and everything look like they’re sloped accordingly.

You’ve still got the floating vanity, a nice countertop on the dual sink. I’m not sure what this little cutout is, I thought it might be a medicine cabinet, but it doesn’t look like one, I’d love to know the story behind that. There’s a closet here too, more cabinet space, this might have been part of a walkway before, or maybe part of the addition, I’m not sure, I’d like to get the story on that. It leads back to the garage, which is super nice.

Dining Area and Kitchen (10:57)
Let’s take a look at the kitchen, because the kitchen is stunning. You’ve got a nice dining area right here, plenty of space for a dining table, with chairs sprinkled throughout and a nice light fixture. If you like modern, updated light fixtures, you’re going to love this house, it has a ton of them.

This kitchen is beautiful. It does exactly what I always tell people to do: keep it light, keep it bright. They brought a lot of gold out in this one, tile floors with gold veins, and these countertops are one of my favorites, white with a simple gold vein that brings everything else out, almost like bronze finishes. You’ve got a white porcelain farmhouse sink, super clean.

There’s a door to the exterior right there. This looks like the pantry area, pretty decent size, not huge, but good enough, and you could always add extra storage over there too. There’s a range, microwave, more backsplash, kind of like an alcove, and a refrigerator spot, everything’s cut up nicely, which breaks it all up and keeps it super light in here. They put a good amount of recessed lighting in, and the dishwasher, I thought it was stainless steel at first, but it’s actually white, super clean.

The kitchen is beautiful. We’re going to head outside next, but let me show you part of the addition first, this is a bonus room, you can tell it’s an older addition.

Bonus Room (13:01)
This is a bonus room, and you can tell it’s an older addition because that metal window frame isn’t the same as the white vinyl frame on all the other windows. If you look back there, the rest of the house has white vinyl frame, dual pane windows, but these appear to be single pane. That’s how you can tell this addition is older than the rest of the remodel. But look at this bonus room, it’s a really good size. They’re considering it a bonus room, not a bedroom.

My SD card ran out of storage while filming, so this ended up being a two part video, which I never do, I’m usually a one take, no edit kind of guy. But it happens. Let me show you the side yard real quick, it’s a gorgeous little side yard.

Side Yard (13:51)
I love the design of the concrete here. Since my SD card keeps dying on me, we’re going to wrap up this home tour.
